Why check an apartment before buying?
Imagine: you bought an apartment, and a few months later it turns out that it has a co-owner who considers the sale of housing to you illegal and threatens to sue you. Or creditors unexpectedly appeared on the doorstep, to whom the previous owner owes money. Of course, at this stage you can always contact a lawyer who will help you protect your rights in court. A real estate lawyer analyzes the property being sold from the point of view of respecting the interests and security of the transaction for the client. In particular, his tasks are as follows:
- checking the seller for accusations, court and enforcement proceedings. The ownership of the property and the presence of third parties who may claim the property (creditors, family members) are also checked.
- Analysis of the history of the property being alienated (the presence of litigation and restrictions associated with it).
As a result, the lawyer analyzes possible risks, and the client makes a decision to purchase the property or refuse it.
